Making great software is hard. That’s why we’ve really tried to focus on doing a couple of things really, really well. We’ve decided to focus on landlords and property managers with 10 - 250 units and provide to the tools that they really need from start to finish.

Tenant Cloud seems to do a lot. They do applications, screening, custom websites, payments, accounting, analytics, maintenance requests and more.

That’s a pretty long list of products, that we don’t think our customers want or need.

Besides how many of those features do you really need as a property manager or a landlord?

There’s a reason that the enterprise players can charge $1.99/unit/month for their products. Because doing what Tenant Cloud is trying to do for free is really hard. And only really big property managers need all of those features.

How we make money

Zora will always be free to use. Our revenue model is very simple. It’s a la carte. You pay for the services that you want. They’re all one-off charges that you make when you need them.

Tenant Cloud makes money through selling lead generation to contractors. Say you have a maintenance request for a leaky toilet and you need to find a plumber. They’ll recommend local ones in your area to do the job. They make $35/month per contractor.

Here’s the issue. If you’re a small landlord or property manager you’re not going to have plumbing or electrical issues very often. You might use them once or maybe twice a year tops. You’re not going to be a repeat customer for these contractors.

So what what type of contractor are you likely to get? Good contractors already have all the business that they can handle. They’re not going to go out of their way to handle a one time job for a customer that’s not going to need them again until next year.

So you’re left with two options really. Contractors that are inexperienced and outrightly bad contractors. The issue is you’re probably not an expert electrician or plumber. You need to rely on their expertise.

Screening your tenants

We started Zora to scratch our own itch. All of our founders have been property managers or landlords at some point.

Time and time again we went through the traditional screening process of references, background checks and credit checks. And time and time again, we ended up with bad tenants. No matter how good they looked on paper bad tenants kept on sneaking through.

That’s why we created the Z score. The Z score looks at 80 different socioeconomic and demographic variables to determine how risky an applicant really is. We’ve been able to lower our landlord’s default rates by 48%.

The average default rate in the U.S. is approximately 10%. That is on average 1 out of every 10 tenants will default on their rent. On average this will cost you up to $5,000 dollars. What this means for you is that using Zora and the Z score we’ll be able to save you $2,500 on average compared to using a company that relies on the credit check alone.
